What type of homes are these?

Itama Bay consists of three newly constructed, detached single-family residences organized as a condominium. Each home has its own address, private outdoor space and separately metered utilities.
Are the homes attached?

No. All three residences are completely detached and designed to function independently.
How was privacy considered in the design?

Privacy was considered throughout the site planning, architecture and window placement. The homes are positioned and angled to reduce direct sightlines, while high transom windows are used in select locations to bring in natural light without creating direct views into neighboring homes. Window placement was also intentionally limited along shared property lines, particularly where the garage side of one home faces another residence.
Does each home have private outdoor space?

Yes. Each residence has its own private fenced backyard and outdoor area. The homes have different orientations, so each property has a distinct outdoor experience rather than sharing a common yard.
02 - HOA & OWNERSHIP
Yes. Because the three residences are organized as a condominium, there is an HOA. It is a small three-home association designed to provide the necessary framework for the shared elements of the property while allowing each residence to operate independently.

The current HOA dues and budget are available through the listing team. Buyers can also review the HOA budget and supporting documents as part of their purchase review.
The HOA is responsible for the shared obligations identified in the condominium documents. Individual homeowners remain responsible for the maintenance and operation of their respective homes and private areas as outlined in those documents.
Yes. The HOA budget, declaration, governing documents and other available association materials can be requested through the listing team.
Each homeowner has substantial control over their individual residence and private property, subject to the requirements and restrictions contained in the condominium and HOA documents. Buyers considering a particular modification should review those documents for the applicable requirements.
